Send a short personal letter to ACM no later than 1 June 2026

Many Amsterdam homeowners are now facing much
higher ground lease/erfpacht costs than they expected.

If this happened to you, you can share your experience with ACM, the Dutch authority that checks whether consumers are clearly informed and treated fairly.

This does not need to be a formal legal complaint. You are simply telling ACM what you experienced, so they can understand what happened to homeowners.

You do not need to know exactly which rule went wrong. Just explain, in your own words, what happened with your ground lease process — for example, the costs, letters, deadline, portal, application, or what you understood when you bought your home.

We have created one simple template letter in Dutch and Englishto make this easy. You can use this letter or write your own;
simply add your own details, and send it by email to ACM.

Steps to use example letter

1. Open the template letter

Choose the language you prefer:

The link will open a Google Doc that you can copy.

2. Copy the suggested letter text and add your own story

Copy the suggested letter text and add a few sentences about your own experience.

You can explain things like:

• when you bought your home

• what you understood at the time

• whether the process was confusing

• whether you missed, delayed, or could not complete the transition

• whether you had problems with the portal, emails, deadlines, or communication

• what canon amount you are now facing, or whether you still do not know

• how this affects you financially, practically, or emotionally

• why you believe a new regret scheme or similar process would be fair

Your story does not need to be perfect. It just needs to be honest and in your own words.

3. Email it to ACM

Copy your completed letter into an email and send it no later than 1 June to:

“Klacht erfpacht Amsterdam - Verzoek om herstelregeling”


4. Share this with others

Please share this page with neighbors, your VvE, WhatsApp groups, and other Amsterdam homeowners with erfpacht / ground lease.

The more people who write to ACM, the clearer it becomes that this may be a wider problem affecting many homeowners.

It does not need to be perfect.

Just explain, in your own words, what happened to you with your ground lease.
