Many Amsterdam homeowners are now facing much higher ground lease costs than they expected.
Around 70,000 homeowners have not switched to perpetual ground lease, and many may not realize that if they wait to switch or miss a deadline, an earlier lower offer may no longer be available.

For some people, future costs of their ground lease can then become three to five times higher.
This can also lower the value of a home, especially when the ground lease is renewed or when the home is sold.

We believe ACM needs to hear what is happening with ground lease holders in Amsterdam.

ACM is the Dutch consumer authority. It checks whether consumers are clearly informed and treated fairly.

Common issues include unclear letters, missed deadlines, confusing application steps, technical problems, or buying a home without clear information about future ground lease costs.

If enough homeowners share their experience, it helps show that this is not just one person’s problem.
It may be a wider issue affecting many Amsterdam leaseholders.

What you can do now

Email a short personal letter to ACM before 1 June - you can write your own or use our example letter to copy and customize.

You do not need to write a legal complaint. You only need to explain, in your own words, what happened to you with your ground lease.

Your story does not need to be perfect. It just needs to be heard.
